Application Criteria
Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.
We require all documentation to be provided via PDF, scan or physically dropped off at our office. Screenshots are not considered verifiable documents.
Co-signors for income are not accepted.
To complete this rental application, you must be prepared to provide 2 years of residential rental history as well as contact information for your rental references.
You will also be asked to provide information on your monthly income, and please note that most properties require that the applicant's combined gross income is at least three (3) times the monthly rent and recurring utility amount.We will screen your credit history to verify your credit worthiness. Our standard credit history is 80% positive credit with no evictions, real estate related liens or judgments. A bankruptcy must be discharged for 1 calendar year.
EACH resident over the age of 18 must submit and pay for a separate rental application.

Pet Screening
PET SCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS 18 YEARS AND OLDER.
A welcoming environment is paramount to all of our residents with or without pets as well as animals. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability. Pet Fee Policy
JTS Property Management has a very basic pet policy. Most of our properties allow Pets. We understand that a pet plays a significant part in many people's lives, so we strive to allow most animals in most of our rental properties. Please make sure to ask if the property that has caught your eye accepts pets. Pet Screening Profiles are required for every applicant applying for one of our properties. Pet Screening provides a risk level assessment for each pet profile which is based on the over risk of the pet. Pet Fees are based upon those Paw Score Risk Levels. Regardless of prior consent, JTS Property Management reserves the right to have any pet removed from the property if it is determined that the pet poses a threat to the safety or condition of the property or any people in the property or the community.
JTS Property Management charges a pet fee each month for each of your pets. We DO NOT charge an additional Pet Deposit. The term “pet fee” is simply a fee you will pay for the allowance of your pet to occupy the rental unit with you. Pet fees are charged on a monthly basis and are paid with your property rent. The charges breakdown as follows for each paw score risk level and non traditional pets:

JTS Property management requires rental insurance for each resident. Standard insurance policies are $300,000.00 in coverage for single family homes and $100,000.00 minimum coverage for apartments, condominiums and other multi unit properties. JTS Property Management must be named an additional insured or Entity of Interest so we are provided policy updates, claim information or lapses in coverage.
Applicants must accept possession and pay the first month of rent within 10 days of property availability date.
Failure to answer any question truthfully or intentionally omitting material facts requested within this application may result in the cancellation of your application.
Application fees are nonrefundable. Please do not apply if you do not agree with this policy. If you are not selected we will transfer your application to our 90 day waiting list for a future rental that you qualify for and that fits your needs.

Resident Application/Rental Requirements
The JTS Property Management Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $40.00/month, payable with rent.
Benefits
Typical reward values received are as follows;

- $25 Restaurants.com gift-card emailed on first 'Rent Experience Check In' which is the tenant's first application sign in during a new calendar month after launch. ($60 USD earned in the first two months post activation).

- Total average USD earned over a 12 month lease ~$150-$200 US
Renters Insurance Requirements & Options
The Landlord requires Tenant obtain liability coverage of at least $100,000 in property damage and legal liability from an A-rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request. To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into a policy that satisfies the coverage requirements as part of the Resident Benefits Package; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice. The option Tenant chooses will not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease.
Option 1: Do nothing. Tenant will be automatically enrolled into an insurance policy as part of the Resident Benefits Package for a total monthly cost of $55.00. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term. Please refer to the evidence of insurance that is supplied by JTS Property Management for additional coverage details. The Resident Benefits Package monthly rate will be adjusted by the premium amount in the policy.
Option 2: Buy a policy. If Tenant prefers, Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements: Please be sure that your policy meets the following criteria prior to submitting:
- Policy is purchased from an A-rated carrier
- Policy meets or exceeds the required $100,000 in property damage and legal liability
- JTS Property Management is listed as additional interest If your Private Party insurance policy covers all 3 points above, please load it to your tenant portal. The Resident Benefits Package monthly amount will be adjusted accordingly. It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a lease violation fee of $25.00 and agrees to be subsequently enrolled into the policy referenced in Option 1 above.
NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.
